Construction is finished, the trades are packing up, and the space looks almost ready. Then you notice the dust on every ledge, stickers on the windows, and debris in the corners. Post-construction cleaning closes that gap between "built" and "ready to use." Here's how Famous Pink Cleaning approaches it, what each phase covers, and when to bring us in.
Why construction cleanup is its own kind of clean
Construction dust gets everywhere: on top of door frames, inside cabinets, along baseboards, and in light fixtures and vents. It keeps settling for a while after the work stops. A standard house cleaning isn't built for that. Post-construction cleaning is planned around the stage of the project, how much dust and debris is left, and whether the trades are actually finished.
North Texas, and Denton County especially, has seen a lot of new building, from new homes to remodels to commercial build-outs. Builders, general contractors, property managers, and homeowners all need a space handed over clean. That's what our post-construction cleaning service is for.
Our three-phase approach
We break post-construction cleaning into three phases. Phase 1 is the heaviest, and each phase gets lighter through Phase 3.
Phase 1: Heavy cleanup
The first pass after the major work is done. This is the heavy debris and dust stage, removing the bulk of construction mess so the space can move toward a detailed clean.
Phase 2: Detailed clean
Once the heavy mess is gone, we work through the space in detail, taking the fine dust off surfaces, fixtures, and the areas Phase 1 couldn't reach.
Phase 3: Light final cleanup
The final touch-up before move-in, opening, or hand-over. This catches the dust that settled after Phase 2 and gets the space presentation-ready.
Not every project needs all three phases. Your onsite assessment will show which phases fit your project's stage and condition.
Preliminary pricing
Post-construction cleaning is priced per square foot by phase:

Cleaning services start at the prices shown. Final pricing depends on square footage, property condition, cleaning frequency, and requested services. Additional work will be quoted for approval before it begins.
An onsite assessment comes first
For commercial, post-construction, and hoarding cleaning, we require an onsite assessment before providing a final quote or confirming a cleaning date. This allows us to evaluate the property and determine the appropriate scope, team, and equipment. We can schedule your assessment first.
Photos, videos, and phone calls help us prepare for the visit, but they don't replace it. After the assessment, we'll put together your final quote. Your cleaning date is confirmed once you accept the quote and we've confirmed our team's availability.
When to schedule
The most common mistake is booking the final clean too early. If drywall sanding, painting, or flooring work is still going on, new dust will undo the cleaning. Some planning tips:
- Reach out before the trades finish. You can schedule the assessment while work is still wrapping up so you're ready when the space is.
- Match the phase to the project stage. Phase 1 fits after heavy work is done; Phase 3 fits right before move-in, opening, or hand-over.
- Make sure utilities are on. We'll ask whether water and power are working.
- Leave room before your deadline. If you have an inspection, closing, or opening date, tell us at the start.

Which phase is the most expensive?
Phase 1, the heavy cleanup. It has the highest preliminary rate ($0.55–$0.80+ per sq. ft.). Phase 3, the light final cleanup, has the lowest ($0.25–$0.35).
Do I need all three phases?
